Loan Documentation Checklist

 

The Minimum documentation you will need includes:

 

1. A fully executed purchase agreement

2. Pay stubs for the last 30 days. Name and address of each employer for the past 2 years

3. Personal and business tax returns with all pages, schedules, and W2s for the past 2 years

4. Bank statements from the past 2 months.  Explanation, and source for any large deposits in the past 2 months bank statements.

5. Photo ID and proof of social security numberResidence addresses for the past two years.

6. If you are not a citizen, you will also need a copy of the front and back of your green card or a copy of your visa

 

Documents you might need:

 

Property Information 

  • If you are selling your current home, you need a copy of the listing contract.

  • If you have sold your current home, you need a copy of the settlement statement (HUD-1).

  • If you own rental properties, you need lease agreements, monthly mortgage statements, home insurance declaration pages, and invoices for the HOA fees.

 Assets​

  • Statements from mutual funds or other investment accounts for the past 2 months

 If you are retired

  • Pension Award Letter.

  • Social Security Award Letter.

  • Bank statements from the 3 months showing the deposit of retirement income

 If you are counting child support as income:

  • Copy of divorce settlement.

  • Copy of twelve months of canceled child support checks.

If applicable, a copy of your divorce decree.
